If you’re looking to rent on Cape Cod this summer, act fast!

HYANNIS, Mass. — If you’re looking to rent a place on the Cape this summer, don’t hesitate!

Summer rentals are booking up quickly.

“It’s mid to late February and we’re 70-75% booked,” said Andrew Murray who is the Office Manager at Martha Murray Real Estate in Dennis Port.

Murray says summer listings are being snatched up by savvy renters.

“I think people are realizing they have to put in early to get the week that they want,” he said.

People are booking summer rentals before the new year and some as early as Thanksgiving just to get what they want.

The variety is still out there but peak weeks are vanishing fast. And new properties are still coming in.

" We’re getting new inventory. So, there are vacations to be had. We’re getting new inventory every week,” said Murray.

But prices are up and run the gamut from $2,000.00 a week to several thousand. Here are some tips if you’re still looking to rent:

  • Make reservations now
  • Be flexible. Many of the prime summer weeks are taken
  • Consider renting in the shoulder season — June or September
  • Expect to pay more for rentals. Prices are up an average of 20% to 25% since 2020

Murray adds one final bit of advice if you’re serious. “If you find one that’s going to work book it even if it’s not perfect. So if the distance to the  beach is a little longer, if it doesn’t have the extra bath,  the washer dryer it works for you book it now,” he said.
